The architecture came from NOA, the Italian design studio that has secured third place in Archello’s ranking of the 100 best architecture firms in the world. Its experimental, narrative approach produced a building that reads more like a resort in the Alps or on the Mediterranean than a development an hour outside Berlin.
But the award is not what makes the location interesting to buyers. The numbers are.
Lake Scharmützelsee has repeatedly taken first place in the annual survey by the leisure and holiday portal seen.de asking which lake in Germany is the most popular. The destination records an average room occupancy of 63.1 percent, according to figures from the Berlin-Brandenburg Statistical Office for January to October 2025. The municipality of Wendisch Rietz is pursuing recognition as a Kneipp spa town, planned for 2026 or 2027. In Kneipp spa towns, peak occupancy rates of up to 70.3 percent are achievable.
Distance explains much of the demand. The centre of Berlin is 50 minutes away, and 6.5 million people live within a 50-minute radius. That catchment turns the lake into a short-break destination rather than a summer-only one. Berliners, Brandenburgers and visitors from neighbouring regions travel there year-round.
The area also has an unusual density of what the industry calls bad-weather alternatives, and this is the quiet reason the location outperforms. Next door lies SATAMA, one of the largest sauna resorts in Europe. Nearby are the SaarowTherme, Kneipp facilities and a golf course counted among Germany’s best. Tropical Island and the Spreewald are within reach. Water sports, tennis, riding, cycling and hiking start at the doorstep. Shops, a doctor and a pharmacy are within walking distance.
The result is an occupancy profile that holds up when the weather does not, and one that exceeds other German holiday regions, including the Baltic coast.
The lake’s appeal is not new. In the Golden Twenties it became a meeting point for Berlin’s cultural and film scene, and prominent Berliners acquired properties there. That trend has continued. Property prices at Lake Scharmützelsee have risen steadily since the 1920s. Supply remains very scarce and demand unbroken.
Behind the project stands Ulf Tittel, project developer and authorized signatory, who has been developing residential and holiday properties for more than 25 years and lives on site. He has accompanied AVAMAR Scharmützelsee personally from the initial concept through construction and into later operation.
